Signs You Need a New Water Heater
Most tank water heaters last 10 to 15 years. Tankless units can run 15 to 20 years with regular maintenance. These are the warning signs that replacement is the better path forward:
- Leaking around the base. If rusty water only appears when you run the hot side, the source is your water heater, not your supply lines.
- Rust-colored water from hot taps. If rusty water only appears when you run the hot side, the source is your water heater, not your supply lines.
- No hot water or inconsistent temperatures. A broken heating element, a failing thermostat, or heavy sediment buildup can all cause your hot water to disappear. In some cases the issue is repairable. In others, especially with older units, the cost of repair approaches the cost of a new system.
- Banging, popping, or rumbling sounds. Sediment collects at the bottom of your tank and hardens with repeated heating. A $99 water heater flush can remove buildup before it causes permanent damage, but if the sounds persist, the tank is likely at the end of its usable life.
- Frequent repairs. If you have called for service more than once in the past year, a new water heater is the more cost-effective decision.
Types of Hot Water Systems We Install
Barnett Plumbing installs three categories of water heaters. Each has distinct advantages depending on your household size, fuel availability, space constraints, and long-term efficiency goals.
Traditional Tank Water Heaters
Tank water heaters store and continuously heat 30 to 75 gallons of water. They are the most common type, reliable, straightforward to install, and available in both gas and electric models. We install gas and electric tank water heaters from American Standard, Rheem, and A.O. Smith.
Tankless Water Heaters
Tankless (on-demand) water heaters heat water as it flows through the unit, providing continuous hot water without standby energy loss. Compact and wall-mounted, they last 15 to 20 years. We install units from Rinnai, Navien, Noritz, and Takagi.
Heat Pump (Hybrid Electric) Water Heaters
The highest-efficiency option available. Heat pump water heaters use roughly one-third the energy of a conventional electric tank. Eligible for California state rebates and federal tax credits that can significantly offset the purchase price. Heat pump water heater details.

Choosing the Right Water Heater for Your Home
- Household size and hot water demand. A family of two has different needs than a household of five. For most households of three to five people, a 40- to 50-gallon tank is a reliable starting point. Larger households may benefit from a tankless or heat pump system.
- Fuel type. Your current fuel source (natural gas or electric) will influence which systems are practical without major infrastructure changes.
- Available space. Tank water heaters need floor space. Tankless units mount to a wall. Heat pump systems need airflow and work best in garages or utility rooms with adequate space.
- Long-term efficiency. Heat pump water heaters offer the best efficiency. Tankless systems eliminate standby loss. Traditional tanks are the lowest upfront cost but use more energy over time.

Frequently Asked Questions
How long does a water heater last?
Traditional tank water heaters typically last 10 to 15 years. Tankless units can last 15 to 20 years with regular maintenance. The actual lifespan depends on water quality, usage patterns, and maintenance consistency.
How can I extend the life of my water heater?
Schedule regular maintenance, including an annual flush to remove sediment. Barnett Plumbing offers a $99 water heater flush that clears sediment, checks the anode rod, and inspects for early signs of wear.
Do I need a permit to replace a water heater?
Yes. Water heater replacement in California requires a permit and a post-installation inspection. Barnett Plumbing handles the entire permitting process on your behalf.
Can I switch from a tank water heater to tankless?
Yes, but the installation is more involved. Tankless gas units often require upgraded gas lines and new venting. We assess your home and let you know exactly what the conversion involves before any work begins.
Are there rebates available for new water heaters?
Heat pump water heaters are currently eligible for California state rebates and federal tax credits that can significantly reduce the out-of-pocket cost. We walk you through available programs during your consultation.
